With colder weather upon us it is advisable to alert Windsor Lakes homeowners of possible damage to your irrigation systems backflow. Maintenance of irrigation systems is the responsibility of each homeowner. While Houston is known for mild winters, in 2007 and 2008, temperatures got down to 23 degrees, causing a lot of damage to pipes and specifically to backflows. Most, if not all, systems in Windsor Lakes are made by Febco – model number 765.

Febco issues the following warning on their website: “Backflow prevention assemblies must be drained for the winter in areas where freezing temperatures may occur. If water inside the assembly should freeze, damage to the assembly and the system may occur. Proper draining procedures, insulation from freezing using heat tape, and heated protective enclosures are all methods of freeze protection.” A detailed instruction sheet that can be printed out is available on the Windsor Lakes website,, and printed copies are also available for pick-up at the Windsor Lodge front desk. Our landscaping contractor, Rusticscapes, will be servicing systems for homeowners who purchased a Winterizing Bag from Houston Lawn/Mark Kinney Wednesday and Thursday , December 7th & 8th. They will drain the backflow of water, wrap the backflow, turn off the irrigation and place the bag on the system if homeowners will have it available. There is no fee for these homeowners.

Anyone who has their own Winterizing Bag (not purchased from Houston Lawn/Mark Kinney) and would like for Rusticscapes to drain and winterize your system, the fee is $30.

Rusticscapes sell the Winterizing Bags for $50 should you wish to make a purchase.

If you have your own bag and would like your system to be winterized – the charge will be $30. To purchase a Winterizing Bag and the receive the full winterizing service, the fee is $70.

For these extra services, you can call the Windsor Lodge front desk and place your name and address on a list that will be given to Rusticscapes.

For your information Rusticscapes has published a list of service fees over and above what the Windsor Lakes Homeowners Association provides and it is available at the front desk of Windsor Lodge.

While Rusticscapes is the Windsor Lakes HOA contractor for lawn services, homeowners are free to hire or contract with anyone or any company of their choosing for services not provided by the association.
